Marcus Maloney is a value investor and portfolio holder of residential and commercial units. Marcus has been named the Equity King for his impressive ability to find real estate opportunities with massive amounts of equity. Marcus, a high school dropout went from GED to completing his MBA in 2011 from Olivet Nazarene University. Although his education has a major impact on his investment philosophy, the real impact came from his upbringing.
As a young boy growing up on a 59 acre farm 45 minutes south of Chicago, he would look up at the stars and image his future. With the sound of frogs echoing through the night and the glimmer of the bright moon shining down it was refreshing for him to have a moment alone.
During those times alone he would dream of owning a high-rise in downtown Chicago. Although Chicago is dubbed the second city it is always first in his heart. Owning a patch of the beautiful landscape was the beginning of Marcus’ real estate dream.
Marcus thrives on completing successful transactions. As a young kid his parents and grandparents faced many challenges as a result it made him think of ways he could help. His mother and grandmother were avid investors not in the market but in people. Marcus was a recipient of those investments. His early years were hard work growing up on a farm.
Marcus’ first experience with real estate was at 12 years old. His parents bought a fire damage property and another Junker. Although at the time he didn’t understand the reason behind the purchase, he knew it was more work. Growing up on the farm his family was no strangers to work. These properties were just another responsibility added to the work load. The boys of the family (including cousins) had the responsibility of helping the contractors with the demo and other small task to lighten the expense.These projects became successful endeavor. Before flipping homes was a known moniker in the real estate industry, his parents ventured out and took the risk of being investors
Marcus’ hard work transferred to today where he has completed over 3.3 million in wholesale transactions. Currently Marcus is a licensed agent and an active member of National Association of Realtors (NAR) and Phoenix Association of Realtors (PAR). While being active in these associations he still wholesales virtually in multiple states while building his investment portfolio. Although wholesaling provides great money he saw the opportunity to buy some of the assets he found and convert them into cash flowing rentals. Marcus currently holds 7 rentals, 2 of which are commercial units. He’s also done the imaginable and purchased a school which was converted to a daycare center. Again he turns what is a marginal profit into a significant equity position. He leverages the equity by using the BRRRR (Buy, Rehab, Rent, Refinance, Repeat) strategy to increase his portfolio without any money out of pocket.
Marcus has been featured in numerous podcast such as the BiggerPockets Podcast, Louisville Gal Podcast, The Best Deal Ever Podcast, The Flipping Junkie, and many others. He’s currently a featured blogger for BiggerPockets the largest community of real estate investors in the world. Along with completing transactions and working to build his portfolio he provides mentorship to aspiring investors; this is done through one on one interactions and through his successful YouTube Channel (youtube.com/mrcsmaloney) and website (marcusemaloney.com).
Marcus does utilize his MBA for more than real estate. As a consultant for a successful non-profit institution south of Chicago, he uses his expertise in the development of human capital. His philanthropic efforts help existing stakeholders develop in their capacity to serve those in need of assistance.
Marcus journey has brought him to the greatest accomplishment a man could ever have, being a husband to Stephanie D. Maloney and father to 3 beautiful children. His greatest desire is to accomplish his God inspired purpose to provide an opportunity for others whose passion is real estate investing.
